Mazatlan is referred to as “The Pacific Pearl,” for the beautiful beaches which stretch twelve miles, in addition to one of the longest Oceanside boardwalks in the world, overlooking the Pacific Ocean for more than twenty-two miles. The warm and inviting weather is similar to Honolulu, Hawaii. Mazatlan shares the same latitude as Honolulu which is nestled right below the Tropic of Cancer. The most important and endearing part of Mazatlan are the people. The people of Mazatlan are energetic, hard-working, trust-worthy and good natured people that always have a smile on their face and truly embrace tourism.  

 

Mazatlan is Mexico’s largest commercial port. In fact, Mazatlan is one the largest West Coast seaports, behind only the Los Angeles port, and the Panama Canal. Because of the port’s size, it is a stop for many cruises, including many that travel around the world.

 

Mazatlan has natural riches and economic growth in multiple industries, making Mazatlan an even more attractive place to live, work, and vacation. Mazatlan boasts seventy percent of the fishing activity for the State of Sinaloa, the production of tuna, shrimp, and other marine species. Mazatlan has three bottling factories, more than five food product packing companies, a flour mill, five shipyards, and major corporations such as: Café El Marino, Pacifico Brewery, and a solid ship building industry, in addition to the booming tourism economy.

/  The Districts of Mazatlan

Three districts make Mazatlan the traditional Mexican town with a touch of Metropolitan City flair that it is today:

 

Nuevo Mazatlan, The recent Real Estate boom happening in Mazatlan - a great majority of the developments and projects are taking place on the shores of Cerritos giving it the nickname “New Mazatlan” or “The Diamond Zone.” The sandy white shores go on forever, the stunning ocean views and the breathtaking sunsets truly make New Mazatlan a gem.

Of all the tourist beach destinations in the Mexican Pacific Coast, Mazatlan is the only one where visitors have the opportunity to walk through streets and alleys that have great historical past, which manifests itself in the its intriguing architecture and majestic buildings, which are the living testimony of the history of life in Mazatlan and its wonderful people.

 

Mazatlan hosts an array of shopping opportunities from chic boutiques that line the sidewalks of the Golden Zone (Zona Dorada) to the eclectic-bohemian style stores in Downtown (El Centro), in addition to outdoor and sporting events, the fine arts (theater, dance, and concerts), a huge and delicious assortment of dining possibilities.

 

There are also the modern conveniences of home, The Galerias Mazatlan Mall (a new striking and pristine contemporary shopping mall), multiple Movie Theaters about town that offer movies in English, and if you are still craving that slice of home, there are two WalMarts, Sam’s Club, and Mega (a Costco store) that stock many American, Canadian, and European products.

ZONA DORADA

The New Marina Mazatlán

(Nuevo Mazatlan) development in 2009 has changed the landscape north of the Golden Zone (Zona Dorada). New Marina Mazatlan is the largest full operating marina in all of Latin America and houses approximately eight hundred boats. New Marina Mazatlan also vaunts an attached man-made island with residential homes, restaurants, nightlife, and boat slips making it the only Island in North America with a surrounding marina.

 

New Marina Mazatlan is home to the newly completed International Convention Center which opened its doors in 2009. The Convention Center host events for thousands of people, has seventeen large meeting rooms, and multiple open-air areas. On the 18,060 square feet western facade of the Convention Center, Ernesto Rios created a magical work of art called “Historic, Economic and Tourist Development of the Sea of Cortes.” This wall is composed of clay, quarry, talavera, ironwork, and mosaic tile. This work of art has been registered and recognized by the Guinness Records Organization as the largest wall in the world made by a solo artist.

 

The New Marina Mazatlan district is also home to a David Fleming designed 18-hole championship golf course, Marina Mazatlan Golf Course. Also, the brand new University Tecmilenio and other schools and universities are located in New Marina Mazatlan, as well as the new luxury mall, Galerias Mazatlan. You will also find five-star dining, entertainment, spas, and medical facilities.

 

New Marina Mazatlan is located between the Golden Zone (Zona Dorado) and the northern beaches of Cerritos. Marina Mazatlan is the latest and one of the most desirable places in the city. New Marina Mazatlan is truly a unique area for investing, living or vacationing.



The Golden Zone (Zona Dorada) was developed around fifty years ago, specifically for visitors to the city of Mazatlan. Making the Zona Dorado area the most accommodating place to tourists and people who live in the area. Located along the Golden Zone are residential neighborhoods consisting of single-family homes and condominiums. The Golden Zone is one of the most in demand areas for people looking to purchase property and acquire short-term and long-term leases.

 

The Golden Zone is home to the most of the hotels in the city that run along the oceans coast such as the El Cid Mega Resorts, Pueblo Bonito, Costo de Oro and The Playa Mazatlan. In this area are hundreds of restaurant options ranging from gourmet dining five-star dining to the traditional Mazatlan taco stand.

 

The majority of the nightclubs, bars, and lounges are located within the Golden Zone, making for a thriving nightlife. One of the most famous and most recognizable nightclubs in the area is Fiesta Land which is the big white castle at the end of the Golden Zone also known as Valentino’s. Even if you are not into the club scene it is a unique piece of Mazatlan that is worth seeing. Some of the most popular beaches of the city for surfing, sunbathing, seashell picking, shopping and swimming alike are found throughout the Golden Zone. On just about every corner you will find stores and shops with rare and unique items made specifically in Mazatlan and Mexico.

 

There is a never ending list of activities to do in the Golden Zone.  Such as, city tours, visiting a tequila factory, zip lining adventures, horseback riding, atv and four-wheeling rentals, taking a small boat over to Deer Island, every water sport you can imagine. The Golden Zone also offers bowling, mini golf, helicopter tours, cooking classes, dance lessons and much more…  Your day to day necessities and conveniences such as banks, money exchanges, medical clinics, pharmacies and grocery shopping stores are also located in the Golden Zone. Most of these attractions, hotels, restaurants and nightlife are all within walking distance from each other. 

 

EL CENTRO

El Centro (Downtown) and the Malecon (The Boardwalk) are like the perfect relationship, they complete each other. El Centro, is a fifty block historical area located behind Avenida del Mar, The Malecón (Ocean-front Boardwalk) which underwent a complete makeover in 2006, making it the most popular place in Mazatlan. Stretching from El Centro Historico to the Golden Zone the Malecón, connects the old city to the new.

 

The public and private sectors are continuing to make a huge monetary investment in El Centro’s Historical District, creating a resurgence of interest. In 2001, the Mexican Federal Government declared Centro Historico a Historic Monument and a National Heritage Site. The buildings were restructured to their former glory. Situated within Centro is also the Plaza Machado, one of the oldest plazas in Mexico, built in the year of 1837. Today, the Plaza Machado is the heart of Centro Historico and all around the square are restaurants, cafes, and art studios.

 

Throughout El Centro are residential homes and apartments, as well as commercial places of business, all within historic buildings and structures. The structures in the Historical Center of Mazatlan are a real estate asset of great value that is capturing the attention of investors, home buyers, and business owners.

 

As you saunter through the streets of El Centro you will come upon galleries, theaters, restaurants, bars, cafes, libraries, and museums. El Centro Historico definitely has that hip, urban feel. The Sinaloa of the Arts Festival, the Day of the Music, the International Carnival of Mazatlan, one of the most famous in the world, that is celebrated in the last days of February: for a whole week you will be able to dance in the streets to the rhythm of the “tambora”, as you gaze at the joyful parade.
